Job-by-job books for general contractors and specialty trades in Mesa and the East Valley — closed by the 15th, every month. Our office is at 1733 N Greenfield Rd Ste 104, Mesa, AZ 85205.
Most Mesa contractors we talk to are not looking for a generalist bookkeeper who also does restaurants and SaaS. They need someone who already knows how jobs, draws, and retainage show up in the books.
Blackline Financial works exclusively with construction businesses — roughly the $1M–$30M band — including general contractors and specialty trades (framing, electrical, plumbing, mechanical/HVAC, excavation, concrete, and related trades). Every transaction, report, and WIP schedule is built the way construction actually runs: job by job, not as a side case of generic bookkeeping.
We're based in Mesa. You can meet by appointment at our Greenfield Road office, and the day-to-day work runs through QuickBooks Online and a secure portal so your field and office stay in sync.

Every Blackline engagement includes a monthly close by the 15th. What sits on top of that depends on how many jobs you run and how much financial intelligence you need.
Typical scope for Mesa contractors:
We connect QuickBooks Online to the job tools contractors already use — including Adaptive (we're a preferred partner) and Buildertrend — so estimates, bills, and draws don't live in two disconnected systems.
A general bookkeeper can reconcile a bank account. What they usually can't do is tell you which Mesa jobs made money.
Construction books have to handle things most industries never see:
When those pieces are missing, the P&L looks fine until a job closes out underwater — or until a bank or surety asks for a WIP schedule nobody can produce. Mesa GCs and trades competing for larger contracts feel that pressure first.
We don't post a public rate card. Every client is quoted from revenue, job count, software, and complexity — usually within one business day.
| Package | Built for | What you get |
|---|---|---|
| Foundation | About $1M–$3M, 1–5 active jobs | Monthly close by the 15th, reconciliations, P&L and balance sheet, QBO management |
| Frame | About $3M+, 5+ active jobs | Everything in Foundation, plus job costing, a monthly WIP schedule, a CFO Insight Report, and Blackline Command |
| Blueprint | Owners who want forward-looking strategy | Fractional CFO advisory: monthly call, 13-week cash flow, bonding and lender support — alone or paired with Foundation or Frame |
Full detail, add-ons (payroll, software support, AIA/AR automation), and what's never included live on the services page. Systems setup before the first close runs through Groundwork on that same page.
Every engagement starts with a DIG — Discover, Investigate, Guide. We review your books, find gaps (unreconciled accounts, miscoded job costs, missing WIP, catch-up work), and scope the right package before you sign.
Most DIGs take 1–2 weeks. If cleanup is needed, it's quoted as its own project — never folded into the monthly fee.

Our office is in Mesa. We regularly work with contractors around Falcon Field, Eastmark, Las Sendas, Superstition Springs, and the broader East Valley corridor — plus Gilbert, Chandler, Scottsdale, Tempe, and Phoenix when the work fits.
Because the books run through QuickBooks Online and a secure portal, we also support contractors outside the Valley when they need construction-only close and WIP.
Statewide framing and the package table also live on construction bookkeeping in Arizona. Onboarding steps are on Process.
Yes. Blackline Financial is construction-only. We work with general contractors and specialty trades — not restaurants, SaaS, or general small business bookkeeping.
No. We do not prepare or file tax returns. We keep construction-specific books clean and hand them to your CPA. Arizona TPT and income tax filing stay with your tax pro; we coordinate so the records are ready.
QuickBooks Online is the accounting platform for every client. We connect it to construction job tools such as Adaptive (preferred partner) and Buildertrend when you already run them. Blackline Command is our portal for Frame clients.
Yes. The DIG Diagnostic scopes any catch-up or cleanup as a separate project so you see the cost before you commit. Then Foundation, Frame, or Blueprint starts on ground we can trust.
Yes — by appointment at 1733 N Greenfield Rd Ste 104, Mesa, AZ 85205. Call (480) 617-2664 or request a quote and mention that you want an in-office meeting.
WIP schedules and retainage tracking are part of how we close the books for Frame clients (and scoped when needed). AIA pay-app / AR automation is available as a Blackline Command add-on for contractors billing that way — not every package includes it by default.
Tell us about your Mesa construction business and we'll put together a custom quote within one business day — DIG first, no pressure.
